How the town is built
Smithfield carries the broadest property mix in Johnston County because the town serves as courthouse seat, regional retail hub, hospital town, and residential anchor all at once. The historic blocks around Market Street and the Smithfield Historic District carry late-1800s-through-1930s homes on narrow lots where 16- and 20-yard dumpsters fit. The mid-century residential area west and north of downtown runs on standard driveways. The newer subdivisions on the US-70 west side push toward Clayton on wider streets. On the commercial side, downtown Market Street handles the civic and small-shop work, the Carolina Premium Outlets handle the regional retail volume at I-95 Exit 95, UNC Health Johnston runs the medical campus side, and the I-95 warehouse strip runs the distribution volume. No single sector dominates the mix the way master-planned growth dominates Clayton or railroad activity defines Selma.
