How the town is built
Sanford's property mix is defined by heavy industry more than any other town on our book. Pfizer vaccine and biologics manufacturing on the south side, Caterpillar's Sanford plant producing compact equipment, and the historic brick-manufacturing footprint (Lee Brick & Tile, Boren Brick, and the surrounding brick-industry infrastructure) together carry a larger industrial footprint relative to town population than anywhere else we serve. The historic blocks around downtown Steele Street carry brick-storefront commercial and surrounding residential tied directly to the brick heritage. Mid-century and newer residential has filled in on the north toward Chatham County and east toward Harnett County commuter spillover. The US-1 commercial strip carries interstate-grade roadside volume because US-1 is a major Raleigh-to-Southern-Pines route. The rural west and south toward Carthage and Cameron carries working farmland.
